How to Prepare, Value and Market Your Property for Sale
Get the documents in order, price against real evidence, present the property well, and reach the right buyers — the sequence that shortens time on market.

Properties that sell quickly are rarely the cheapest. They are the ones where the paperwork is ready, the price is defensible, and the buyer can picture themselves in the asset within thirty seconds of seeing it.
1. Assemble the document file first
Title deed, recent official search, rates and land rent clearance, survey plan, and approved building plans where structures exist. Serious buyers ask for these on day one, and delays at this stage kill more deals than price disagreements do.
2. Fix the cheap things
- Clear bush, mark boundaries clearly and make the access route passable
- Repaint, repair leaks and replace broken fittings on built property
- Resolve any outstanding tenant arrears or disputes
- Deal with encroachments before a buyer discovers them
3. Price from comparable evidence
Use actual recent transactions in the same area and size band, not asking prices on listing sites. For income-producing property, value from the net rent and the yield buyers in that market accept. An independent valuation is worth its cost when you need to defend a number.
4. Present it properly
Good daylight photography, an aerial shot for land, a clear plan or dimensions, and an honest written description covering location, size, tenure, services and access. Poor photography is the single most common reason a good property lingers.
5. Reach the right buyers
A property listed everywhere and championed by no one sells slowly. Work with an agent who already has a buyer network in your asset class, agree the marketing plan in writing, and make sure enquiries are answered the same day.
6. Manage the closing
Accept the offer in writing, instruct an advocate promptly, agree the deposit and completion timeline, and stay responsive through the transfer. Momentum is fragile — most collapsed sales die of silence, not disagreement.
